Frequently Asked Questions
Straight answers about building your PanelLock homeThinking about a PanelLock home? Below are answers to the questions we hear most often, from planning and consent through to factory construction, site works and delivery. If you can’t find what you’re looking for, get in touch and our team will be happy to help.
Planning & Design
Can I make changes to your floor plans?
Yes. All of our floor plans can be modified to suit your site, your lifestyle and your budget, and most can be made into an accessible option too. Starting from one of our existing designs is usually the quickest and most cost-effective path, and our team will guide you through any changes. If nothing in our range quite fits, we can design a home specifically for you.
Do I need a geotechnical report?
Most sites require a site-specific Geotechnical Report, and sites without a sewer connection will also need a TP58 (on-site wastewater) report. If you already have these, great. If not, we can arrange them for you as part of your site-works quotation.
What property information do I need to supply?
We can source most of the information we need ourselves, but anything you already have is a big help. If you are buying through an agent, they may already hold property file information such as the title, consent notices and subdivision documents. Your street address also allows us to complete the site and delivery-route check early in the process.
Can I build a second dwelling on my site?
Possibly. Whether a second dwelling (or minor dwelling) is permitted depends on your district plan zone and rules, the size of your section and what is already on your land. It is a good idea to check with your local council or a planner, and our team is happy to help you work through it. PanelLock also has experience delivering multiple dwellings, including papakāinga developments.
Do I need a building consent?
Yes, all of our homes require a council building consent before construction begins. Once your contract is signed and deposit paid, we prepare the council drawings and work through the consent process, right through to Code Compliance Certificate (CCC) sign-off.
Can I supply some of the materials or fittings myself?
We like to keep your build as streamlined and hassle-free as possible, so owner-supplied items are generally best avoided. Products sourced outside our range can cause delays, may not suit our Tri-board panel system, and we are unable to take responsibility for their warranty, damage or faults.
If there is a particular product you have your heart set on, let us know early. We will look into its warranty and installation requirements, and if we are confident with it, we can purchase it and include it in your factory build. If not, we will help you find a suitable alternative from our range, and you are welcome to install the item yourself after Practical Completion and council sign-off.
Construction
Do you build small homes or cabins?
Yes we do build small homes. Our designs start from a compact 1-bedroom home, and we can design smaller homes to suit, which may qualify as a minor dwelling depending on your local council’s rules. Browse our designs or talk to us about something custom. We can also supply PanelLock kitsets to licensed builders anywhere in New Zealand.
Do you build onsite?
Yes, although we do prefer to build in our Kaitaia, Kaikohe and Whangarei yards. Building undercover in a controlled environment protects your home from the weather and keeps your build on schedule. If your site has tricky access that rules out transporting a finished home, we can carry out an onsite build instead.
Can you build homes on a concrete floor?
Yes. If you would prefer a concrete slab floor, we can arrange this. Please be aware that the cost of the house would change considerably and the build would need to be completed onsite rather than in our factory. Our standard transportable homes have timber floors and are installed on timber pile foundations.
How long will it take to build my home?
It will take around 6–8 months from signing the contract to reaching Practical Completion.
Once the contract has been signed and the deposit paid, the council drawings commence and we work through the process to obtain a Building Consent. The timeframe for this varies depending on your site and the complexity of the project.
Construction of your home takes around 8–10 weeks. Your home is prefabricated in our controlled factory environment, which means there are no weather delays.
Once your home is completed in the factory it is delivered to site, where further works such as decks, baseboards and stairs are completed and your home is connected to services such as power and wastewater. This stage can take six to eight weeks depending on the level of site work involved.
Do you build two-storey homes?
Our transportable homes are single-level, built in our factory and delivered to site. If you have something different in mind, such as a larger or more complex design, get in touch and we can talk through what is possible.
Site Work
Can you do solar power for my new home?
Yes, solar can be incorporated into your new home. Solar requirements are very specific to your site and lifestyle, so talk to our team and we will help you find the best option.
Do I need to arrange my own site services (septic, power, water)?
That is up to you. For a stress-free experience you can add our managed site-works package, and we will take care of excavations, foundations, septic systems, water tanks, service connections, decks and driveways, running in parallel with your factory build so your site is ready for delivery.
If you would rather manage your own trades and connections, that is fine too, and we will coordinate timing with you well in advance.
Other
Do you provide finance for your homes?
We don’t provide long-term finance, but we do offer short-term bridging finance. Some lenders are cautious while a home is being built off-site, as their security is limited until it is delivered and installed. Once your home is in place, full security is restored and funding is usually released. Our bridging options cover that gap so your project keeps moving.
Option 1: Staged Payment (1% fee)
- 10% deposit on signing the contract
- 80% on delivery of the home to site
- 10% at Practical Completion
Option 2: Deferred Payment (2% fee)
- 10% deposit on signing the contract
- 90% at Practical Completion
Fees are a percentage of the total contract value.
Eligibility
- You must have approved funding in place to complete the project, and provide us with evidence of it
- A 10% deposit is required on signing the contract
- Available only for full package builds that include our site works

What warranty comes with my home?
Every PanelLock home is built to the New Zealand Building Code and is covered by the protections of the Building Act 2004, including the implied building warranties and a 12-month period after Practical Completion to remedy any defects. We are happy to talk you through the details before you sign.
Is my home insured while it is being built?
Yes. Your home is insured by PanelLock during construction and transport. You will be responsible for insuring the home from Practical Completion.
Where do you deliver your homes?
Our homes are built in Kaitaia, Kaikohe and Whangarei then delivered by professional house movers throughout Northland, and further afield by arrangement. For every new home we complete a site and route check to make sure your chosen design can be safely delivered to your site.
