A transparent pathway to your transportable homePanelLock’s transportable, prefabricated homes are factory-built in Kaitaia using a proven Tri-board panel system. Our process is designed for clarity, speed, and quality, so you know what happens, when, and why. Choose a plan (or go custom), and we’ll guide you from site check to delivery and handover with regular updates and honest timelines.

1. Site Check - Confirm access and delivery route feasibility
We confirm access and suitability so our house-moving team can safely navigate the route to your site with a home onboard. This includes route, clearances, footprint, and delivery logistics.
2. Planning & Build Estimate - Choose a design receive a site-specific estimate.
Choose a floor plan from our range or we can design one specifically for you. We then prepare a detailed, site-specific estimate based on your selected design and where you plan to build.
3. Site Works Quotation (Optional)
For a stress-free experience, add a managed site-works package. We can handle excavations, service connections, decks, and driveways.
Where required, this may include the cost of a Geotechnical Report or TP58, depending on your site.
4. Design
Once you accept the estimate, a $10,000 deposit (credited against the final price) starts the design phase and holds your build slot.
We produce site-specific plans (up to 3 revisions) and update pricing if upgrades or changes affect scope.
You’ll make your selections for:
- Colours (roof, interior, exterior)
- Flooring finishes
- Joinery
- Kitchen, bathroom, and laundry design/finishes
5. Building Contract & Final Design
We prepare contract documentation for review and signing, including:
- Final house plans, electrical plans, elevations, floor plans, and specifications
- Site-works quotation (if selected)
6. Factory Production & Payments
After signing, your home is scheduled into our Kaitaia factory.
Progress payments are tied to key construction milestones (outlined in the contract), and you’ll receive regular build updates.
A final 5% payment is due upon acceptance and handover of keys, 30 days after practical completion.
If you selected site works, our onsite team prepares the site in parallel for the home’s arrival.
7. Delivery & Handover
Your home is delivered by professional house movers. Our team then completes 4–6 weeks of onsite finishing.
If you’re managing your own trades and connections, we’ll coordinate timing with you well in advance.
